Case Study
Villebois, Wilsonville OR
PCD collaborated with our client Costa Pacific Communities, the City of Wilsonville, nearby residents, property owners, and local and regional governments to develop the master planned community Villebois located in Wilsonville OR. Members of PCD’s ownership team were instrumental in the development of the Villebois Village Master Plan and the Village Code created to implement development within the Master Plan. PCD has continued to work on Villebois through all phases of development including Special Area Plans, Preliminary Development Plans, subdivision, site design, and construction.
Project Elements
- 480-acre site, including the former Dammasch State Hospital site
- A variety of housing types including apartments and condominiums, attached town homes, as well as single-family detached homes on lots of varying sizes providing more than 2,500 homes
- Three distinct neighborhoods around a mixed-use Village Center
- A public school site
- 58-acres of Neighborhood, Community, and Regional Parks
- Over 100-acres of Open Space
- Approximately 60-miles of Trails and Pathways
- Community amenities including nature trails, playgrounds, sports fields, and a skate park
- A transportation system that encourages and promotes safe pedestrian and bicycle transportation
- A street system designed with roundabouts to effectively manage traffic
- Integration of natural resources throughout community to protect wetlands, trees, and tree groves
- Stormwater analysis including:
- HEC-RAS analysis of downstream creeks to determine redistribution of stormwater runoff to return creek system to historical conditions
- Regional stormwater detention pond system
- Design and implementation of rainwater management system to effectively treat smaller stormwater events that impact downstream watersheds
